Karma Property Management is searching for our next team member in the role of Condominium Property Manager. The successful candidate will be organized, demonstrate excellent customer service skills and work ethics, have excellent computer skills, knowledge of property management and Spectra software is a plus.
Responsibilities
- Prompt response to inquiries and requests from owners and board of directors by email and/or phone
- Prepare minutes, agendas, AGM packages, Status and Disclosure certificates within the allowed time frames
- Attend all Board Meetings, Special Meetings and AGM Meetings
- Collection of condo fees
- Preparation of annual budgets
- Coding Invoices
- Regular inspections of properties
- Tendering service contracts for repairs and maintenance
- Coordinate trades and inspect the quality of workmanship
- Other duties as assigned
- On call rotation after-hour emergency phone
Skills & Qualifications
- Must have experience minimum 3 years
- General knowledge of building maintenance and operations
- Knowledge and understanding of The Condominium Act (MB)
- Familiarity with reading and understanding condominium Declaration, By-Laws and Amendments
- Strong organizational skills and attention to detail
- Multi-tasking and be able to prioritize time-sensitive tasks and matters
- Knowledge and ability to deal with difficult people and sensitive situations
- Ability to effectively manage time while working in a fast-paced environment with strict deadlines
- Ability to work independently with minimal supervision and make discriminant decisions by using knowledge, policy and above average problem-
- Computer skills including al Microsoft Office applications
- Spectra knowledge would be an asset
- Excellent customer service and communication skills
- Reliable vehicle and valid driver's license
- A criminal background check is a requirement upon hiring
